Dubai Creek is set to welcome a new major residential destination with the development of Dubai Creek Gardens, a master-planned waterfront community in Dubai Healthcare City Phase 2.

Global Partners Property Fund II has raised more than $300 million in committed equity, with the capital supporting the development of Dubai Creek Gardens. Set across more than 127,000 square metres overlooking Dubai Creek, the community is being designed around waterfront living, greenery, wellbeing and long-term liveability.

A New Branded Residential Destination on Dubai Creek

One of the defining elements of Dubai Creek Gardens is its partnership with Marriott International. The development is set to introduce the UAE’s first Westin and Renaissance branded residences, bringing two distinct hospitality-led residential concepts into one master-planned community.

Westin Residences will centre on wellbeing and everyday comfort, reflecting the brand’s established wellness philosophy, while Renaissance Residences will offer a more contemporary, design-led interpretation of branded living with an emphasis on creativity, culture and urban lifestyle.

Together, the two concepts reflect the continued evolution of Dubai’s branded residence market, where internationally recognised hospitality brands are increasingly becoming part of larger lifestyle destinations.

Designed Around Green Space and Waterfront Living

A defining feature of Dubai Creek Gardens will be the scale of its landscaped environment. Approximately 70% of the masterplan is planned for landscaped gardens and open spaces, creating a lower-density residential setting within one of Dubai’s established waterfront corridors.

The community will combine direct access to Dubai Creek with pedestrian-friendly environments, generous green spaces, sports and recreational facilities and wellbeing-focused infrastructure. Low-rise residences are planned to maximise views towards Dubai Creek, Downtown Dubai and the surrounding landscape.

Rather than treating amenities as individual additions, the masterplan brings together residences, waterfront, landscape and public spaces as part of one integrated living environment.

Strategic Location and Future Connectivity

Dubai Creek Gardens will be located within Dubai Healthcare City Phase 2, in a premium residential corridor that already includes Kempinski Residences The Creek and The Ritz-Carlton Residences, alongside Swiss International Scientific School Dubai.

Future connectivity is expected to further strengthen the location. Plans associated with the development reference access to the existing Dubai Metro Green Line, the upcoming Blue Line, planned high-speed rail infrastructure connecting Dubai and Abu Dhabi, as well as a future water taxi station linking the area with Dubai Creek Harbour.

The combination of waterfront positioning, branded residential development and expanding transport infrastructure reinforces the wider transformation taking place along the Dubai Creek corridor.
